The Do's And Don'ts Of Commercial Real Estate | Tic Tracker

A collection of information about real estate is needed by anyone who wishes to get started in this complex world. The article below can assist both the novice and the professional in his or her effort to become knowledgeable about the subject.

Look out for any motivated sellers. A seller who is ready to sell for less than the market prices deserves your attention. Nothing can happen in real estate until you find the deal, which is usually followed by a motivated seller.

Think larger when you?re thinking about two commercial properties that are viable. Whether it be a twenty or ten unit apartment complex, you want to get adequate financing to back you up. Generally, it?s like buying in bulk; the more you buy, the less each unit is.

Line up a commercial lender before offering to buy a property. Get recommendations from friends and fellow investors before choosing a local lender. Research and prepare for the purchase process by finding the best lender for your needs, before even selecting a property. Getting all your ducks in a row can help you get qualified for your loan.

TIP! You might have to spend a lot of time on your investment at first. First, you will need to search for an opportunity and purchase the property, as well as perform any repairs that are required.

Before paying any agent, check his or her disclosures; these can tell you a great deal about the agent?s character and ability. Determine if there is a possibility that he will be working as a dual agent. In this case, the real estate agency represents both sides of the transaction. In other words, the agent is representing both you and your landlord in the same transaction. Dual agency should be disclosed and both parties should agree to it.

Don?t become greedy and over-inflate your real estate asking price. The value of your property is determined by an entire series of different factors.

Ensure you have the best real estate agent, ask if they are successful and judge their response. Ask about their methods for gathering and interpreting results. This will help you assess their working strategies. Then you can be sure you choose a broker who views things the same way you do.

Know that there are many different kinds of brokers when it comes to commercial real estate. For example, full-service brokers represent both the landlord and tenants. There are also tenant brokers that work exclusively for the tenants. Your needs will be served better if you choose the right broker for your own personal needs. If you are looking for one who knows the issues that are relevant to tenants, then choose a broker who has the most experience dealing with tenants.

TIP! Record problems by taking digital pictures of them. Make certain your photos highlight specific defects such as carpet spots, wall holes and bathroom discolorations.

If you are new to investing, focus on one investment type at a time. Choose one property type you would like to start with and give it your undivided attention. You can be more successful when you?re good at one type as opposed to just average at different types.

You can save money on repairs or cleaning costs. If you own the property, you?re usually responsible for cleaning up or paying for it. It can be incredibly expensive to dispose of waste that is not environmentally friendly. Try to get an environmental report from any environmental assessment companies. These assessments can cost some money, but they pale in comparison to the savings of avoiding a contaminated property on your hands.

When purchasing commercial real estate, start by knowing your goals for the property. Do you want to use the property for your own business or do you want to lease the property? You should sit down and make specific and straightforward goals for your commercial property, as it will save you time and effort.

If you are looking for a space to house your business on a permanent basis, remember that you will need room to grow. Purchasing a larger space that can accommodate growth ensures that you are not forced to repeat the shopping process in the near future.

TIP! Go as big as you can when you?re looking at a commercial real estate investment. If you are considering buying a five-unit building, remember that managing 50 units is just as easy as handling five.

Check into having an inspector look through your property before you put that property back on the market. Repair any problems that the inspector finds immediately.

Don?t underrate the importance of your relationships with lenders and investors when you?re in the market to purchase commercial property. As an example, many commercial properties are often sold before they are listed on the market, so the more people you know, the more access you have to great deals.

Take the neighborhood into account when purchasing commercial property. A business located in a well-to-do neighborhood might be more successful, since the potential customers will be able to spend more. You might want to buy a property in a less affluent neighborhood if you are selling products or services that less affluent people would find attractive.

TIP! Variable interest rates are one of the most dangerous threats to investors. The economic conditions today makes interest rates go up and down unpredictably, which leaves investors vulnerable to potential spikes in interest rates.

Ask potential real estate brokers to describe how they make money. Honest brokers will be open about this, so you can tell if your interests will be at odds. It?s obvious that real estate agents stand to benefit by selling property to you, so it becomes important that you deal with only an honest broker.

Hopefully the previous tips that were mentioned in this article will help you get started, so you know what it takes to buy and sell commercial real estate. These hand-picked tips were chosen specifically because they represent the best strategies for completing commercial real estate

Apple?s Magic Is In The Turn, Not The Prestige

The Prestige 11The opening dialogue of Christopher Nolan's 2006 film, The Prestige:
Every great magic trick consists of three parts or acts. The first part is called "The Pledge". The magician shows you something ordinary: a deck of cards, a bird or a man. He shows you this object. Perhaps he asks you to inspect it to see if it is indeed real, unaltered, normal. But of course...it probably isn't. The second act is called "The Turn". The magician takes the ordinary something and makes it do something extraordinary. Now you're looking for the secret... but you won't find it, because of course you're not really looking. You don't really want to know. You want to be fooled. But you wouldn't clap yet. Because making something disappear isn't enough; you have to bring it back. That's why every magic trick has a third act, the hardest part, the part we call "The Prestige".
This is what was on my mind following today's Apple event. It's essentially the story of the iPhone.

Blake Shelton questions his 'Voice' future

Mark Seliger / NBC

By Erin O?Sullivan, Access Hollywood

Beloved country superstar and singing competition coach Blake Shelton has revealed sticking with "The Voice" may not be in the cards in the near future.

?I don?t know how much longer I?m even going to do it,? Blake told Access Hollywood?s Michelle Beadle on Monday in New York City of continuing with ?The Voice.?

Photos from AH: NBC?s ?The Voice? coaches: Then and now

The ?Honeybee? singer said he and his fellow judges -- Christina Aguilera, Adam Levine and Cee Lo Green -- are being forced to choose between touring and making music, and staying on the show as ?The Voice? execs have decided to go forward with back-to-back seasons.

?It?s their decision (for us to leave), in that they?re the ones choosing to do back-to-back seasons,? he explained. ?They really leave us no other option. As far as Christina and Adam and Cee Lo and I ? if we want to tour, there?s not a chance of that doing back-to-back seasons. That?s not acceptable to me.?

While his experience on the series has been positive, Blake said he eventually wants to get back to making music and interacting more often with his fans.

?At some point, I?ve got to go, ?You know what -- this has been awesome. It?s changed my life, but it?s not my life,?? he said. ?I?ve got to get back to what I really do, and that?s country music.

?(And) getting drunk after shows and tweeting,? he added with a laugh.

?The Voice? Season 3?s three-night premiere continues Wednesday with more blind auditions at 8 p.m. on NBC.

Can I Do An Unconditional Withdrawal? | REALTOR.com? Blogs

questions

Q: My house is currently on the market and I am not happy with my current agent. I signed a 1 year contract with him that expires in May 2013. I would like an unconditional withdrawal so I can either list with another agent or list as a rental property. I am a very motivated seller that would like to have something happen with my property in the next 2 months so I don?t want to be tied to this agent until May. Is there anything that I can do?
?Cat, Secaucus, NJ

A: Call the agents broker who holds their license and explain the issues you are having and why you are unhappy. Would a different agent from the same brokerage make a difference? If you want to wash your hands completely of the brokerage, you will still need to talk with the broker who is ultimately the one who would need to sign off on a cancellation. Could you offer to reimburse the agent for the marketing dollars they are out at this point? You should give the agents broker the opportunity to make things right before you continue to push the issue. If they cannot satisfy you, then demand a cancellation or seek legal counsel.
Paul Aspelin is a Realtor? with Beyond Homes Realty LLC in Victoria, MN.

A: PLEASE review your listing contract CAREFULLY ? and you will be bound by its terms ? unless you can prove legally that your agent has not been doing his/her job as per the contract terms ? IF YOU HAVE QUESTIONS after a careful review ? contact a good real estate attorney in your area and get proper legal advise ?sorry that I can not tell you more ? but above is what you should do?

A: Dear NJ Seller, You should be able to go directly to the Broker of Record in the office this agent works in and have a discussion with that person about your dissatisfaction. The broker may try to move you to another agent in the office if you agree. Or they should be willing to release you from the contract.

Spouses of Fallen Special Ops Warriors Reflect on 9/11, Receive Support from Special Ops Survivors

For the surviving spouses of Special Operations personnel killed in the line of duty since the 9/11 terrorist attacks on the United States, September 11th has special meaning. For Special Ops Survivors?the only organization dedicated to supporting these survivors?it is another day to make sure the heroes are remembered and the spouses are recognized for their sacrifice.

Washington, DC (PRWEB) September 11, 2012

For the surviving spouses of Special Operations personnel killed in the line of duty since the 9/11 terrorist attacks on the United States, September 11th has special meaning. For the only organization dedicated to supporting these survivors, it is another day to make sure the heroes are remembered and the spouses are recognized for their sacrifice.

Like she does for other meaningful days throughout the year (Valentine?s Day for example), Elizabeth Brown?executive director of the charity Special Ops Survivors?sent remembrance cards to 153 women who have experienced this loss.

It has been 11 years since the 9/11 terrorist attacks and for many September 11th has become just a normal day.

?But for the families we serve,? Brown explains, ?September 11th, 2001, will forever be a day that changed their lives?even if they were not aware of its impact at the time. It is a time of reflection for our organization as the surviving spouses we serve all lost their husbands as a result of military engagements in response to the terrorist attacks on that fateful day.?

This is why Special Ops Survivors has outreach programs to make sure the spouses are not forgotten and get the support they deserve. Such programs rely on the support of donations.

?September 11th is a day that we reflect on the sacrifices of our military and first-responders, our fallen and wounded heroes, and their courageous families,? adds Brown, herself a wife to an active duty Special Forces soldier.

When asked what 9/11 means to her, Char Westfall the widow of a Navy SEAL, says ?It brings things up because if it didn't happen then we as a country wouldn't be in this position, and I wouldn't be in my position.?

Her husband was CPO Jacques Fontan, a US Navy SEAL who died June 28, 2005, in Operation Redwing when his helicopter was shot down by enemy fire.

Since the 9/11 terrorist attacks, 454 Special Operations personnel have died in Operation Iraqi Freedom and Operation Enduring Freedom, according to the United States Special Operations Command.

Even though it has been 11 years since the 9/11 attacks and there has been a significant draw-down in troops in Afghanistan and Iraq, the reality is the pressure on Special Ops personnel remains extremely high.

?It?s not over,? Brown adds. ?There are still guys out there who are risking their lives and who may not make it back.?

No one understands this more than their spouses. Because of the sensitive nature of Special Operations, these spouses face unique challenges and experiences. Special Operations personnel may be called up without any notice, and may not know where they are headed or how long they will be gone. When they die in the line of duty, the full details may not be released and their spouses and families may be left with unanswered questions. Even if they do receive some details, they are often not supposed to talk about it. As a result, the heroism of their loved ones often goes uncelebrated in the public eye.

Special Operations personnel are referred to as the ?quiet professionals? ? and this is a culture that extends to their families, making support groups so important to surviving spouses.

?The active duty military family community is a close one, but once you are no long a part of that community?as in the case of a survivor?things change. The military does the best job possible in supporting survivors, but the military cannot be all things to all people,? says Brown. ?That's why our organization is so important to our survivors. We give these spouses the opportunity to connect with others who have something in common.?

Special Ops Survivors works to empower surviving families of Special Operations personnel who have died since Sept. 11, 2001, to have a future that their fallen heroes would have wanted for them. The nonprofit organization provides surviving spouses with peer-based emotional support, financial assistance and life-skills resources.

Biden says ?malarkey.? And another word meaning ?malarkey.?

Vice President Joe Biden pauses after laying a wreath at The Wall of Names at the Flight 93 National Memorial in??
Fresh from delivering a moving tribute to 9/11 victims, Vice President Joe Biden told Shanksville, Pa., firefighters on Tuesday that he would have them down to Washington?"No bullshit."

Upon noticing that reporters were within earshot, Biden amended himself. "This is no malarkey. You come to the White House. I'll buy you a beer." Details of the exchange came courtesy of the print pool reporter, Peter Baker of the New York Times.

Biden had traveled to Pennsylvania for a memorial to the passengers and crew of United Airlines Flight 93, credited with rising up against their al-Qaida hijackers and sending the plane into a field?sparing a target in Washington.

Afterward, Biden paid an unannounced call on the Shanksville Volunteer Fire Department and chatted with Deputy Chief Brad Shober, 44. Biden had met Shober during an event honoring the department at the vice president's residence, and saw him again at the 2010 ceremony marking the worst terrorist attacks on American soil.

Vpotus made an unannounced stop at the Shanksville Volunteer Fire Department to say hi to the firefighters and arrived just in time for the barbeque and a little earthy talk.

Jumping out of his limousine, Vpotus immediately encountered Deputy Chief Brad Shober, 44, of Shanksville, whom he had met the year before when hosting the department at the Vice President's Residence in Washington and then again a few days later in Shanksville on last year's 9/11 anniversary.

Vpotus was talking about having Shober and the other firefighters back to Washington and pointed to an aide. "He's going to call you, no bullshit," Vpotus said. Then noticing the pool, said, "I didn't know you guys were here." Turning back to Shober, he cleaned up the language. "This is no malarkey. You come to the White House. I'll buy you a beer."

Shober, holding a Coke Zero, told your pool that Vpotus last year had given him one of his vice presidential challenge coins and told him, "'Next time I see you, if you have that coin, drinks are on me. If you don't have it, drinks are on you.' Now knowing that he might come, I made sure that was on my pocket." Since Vpotus didn't have his coin to show him back, he made the spontaneous invitation to come back to DC.

Vpotus worked the group of firefighters as he typically does, gripping their shoulders, joking with them, telling them Delaware stories. One firefighter said, "You got my vote." Vpotus replied, "Thank you, man. That's not why I'm here but thank you."

He talked again about hosting them after the election. "Win, lose or draw, I'm still going to be vice president in January." They should come, he said. "That's a deal." He added: "I give you my word. I'm not just saying it."

He introduced Sec Salazar and suggested a certain insecurity. "He's probably smarter than you and two, he's probably tougher than you."

He gathered the firefighters and posed for pictures in front of a red fire truck with a banner "United We Stand" in red white and blue. Looking at the clear sky, he said, "Isn't it eerie? The day's just like it was."

Then he headed over to the grill. "Come on, let's go get one. I want a hot dog." He actually served himself a hamburger and put a slice of American cheese on it. He pulled a $20 bill out of his wallet and put it in a firefighter's boot that was used to deposit donations. "I want the record to show," he said. Then noting Sec Salazar behind him in line, he added: "My twenty covers both of us." Asked what Dr. Biden would think of his diet, he said, "She's going to say, 'Joe, what the hell are you doing?' I just ate a peanut butter sandwich between here and there."

He posed again for pictures with retired Chief Terry Shaffer in front of a cross made out of steel beams from the World Trade Center. The cross had the numbers 9 11 01 on it and a plaque: "NEVER FORGET. We honor those who saw their untimely fate before them and chose to defeat evil to ensure America's freedom. FLIGHT 93."

"Pretty cool, isn't it?" he said to the cabinet secretaries. Then he stroked the cross, talking about how it came from an I-beam. The firefighters presented him and the two secretaries with blue Shanksville Volunteer Fire Department T-shirts. A firefighter introduced his girlfriend. Vpotus cupped her face in his hands. "Dangerous to date a volunteer firefighter," he playfully warned her.

Somehow he then got into a discussion of racing. "I'm a frustrated-" and then he stopped himself and said he shouldn't say so in front of the pool but went ahead anyway, "dragster." As your pool was then ushered away, Vpotus was saying something about the feel of the road.

Motorcade now headed back to AF2.
